As demand for large-format industrial space continues to outpace supply in Arizona, Willmeng Construction has begun work on GO|99 North, a 1.1 million-square-foot Class A warehouse and distribution facility for GO Industrial. The project is the largest speculative industrial building in GO Industrial’s portfolio and will help address a growing shortage of million-square-foot facilities in the Valley.

GO|99 North marks the second collaboration between Willmeng, GO Industrial, and DLR Group along the 99th Avenue corridor. The team previously delivered GO|99 South, a three-building, 1.28 million-square-foot industrial park that sold in 2023 as one of Arizona’s largest industrial transactions of the year.

Located on 75 acres in Tolleson’s Estrella Park neighborhood, GO|99 North offers immediate access to Interstate 10 and Loop 202, placing it in one of the region’s most strategic logistics corridors. The facility is designed to support high-volume distribution operations with a 40-foot clear height, 190 dock-high doors, expansive truck courts, and parking for more than 1,200 vehicles, while also incorporating features such as expandable power capacity, clerestory windows for natural daylight, and an air-conditioning-ready warehouse.
With few speculative facilities of this scale currently available in Arizona, GO|99 North is positioned to help meet the growing demand for large-format industrial space while supporting continued economic growth across the West Valley.
