GOODYEAR, Ariz. – Willmeng Construction Inc., a Phoenix-based commercial general contractor, recently broke ground on the industrial park, Goodyear Crossings, with plans to build three distribution facilities for a combined total of 410,239 SF in Goodyear, Ariz. on behalf of the developer, ViaWest Group, based in Phoenix. The 25.91-acre site is located on the Southwest Corner of Elwood St. and Sarival Ave. in Goodyear, three miles from the Loop 303, to be completed at the end of Q3 this year.
“We are thankful for the opportunity to deliver three state-of-the-art industrial buildings for ViaWest,” said James Murphy, Willmeng CEO. “These spec buildings are designed with end-users in mind to offer an efficient and well-thought-out facility. Speed to market is always the name of the game and our team is ready to go!”
The three ground-up concrete tilt buildings are being designed for office, warehouse, and light industrial use. To meet the needs of growing businesses, the buildings are of varying sizes: 284,290 SF, 58,473 SF, and 67,476 SF, and are planned for single or multi-tenant use. Within the industrial park, there will be a total of 78 loading docks with ample space for semi-trucks to maneuver. In addition, clear height among the three buildings will range from 30 to 40 feet, with concrete tilt panels scheduled to erect in May of 2021.
“We’re excited to kick-off this project with Willmeng Construction and McCall & Associates, as we add to the distribution epicenter in Goodyear,” said Steven Schwarz, ViaWest Group Founding Partner. “It’s no secret that tenant demand is substantial in this submarket; we’re excited to partner again with Willmeng on a project that fills a niche need within the market, as we develop three buildings of varying sizes that are unique to the submarket and close to major highways, the Loop 303 and the I-10.”
Industrial is the most in-demand asset class in commercial real estate, according to CBRE, and this area continues to see strong activity including: Amazon, Macy’s, and many others.
“In Goodyear’s booming market, the ViaWest spec buildings located in the Goodyear opportunity zone, will not only be a cost savings for a new business, but they will create an accelerated time-to-market, which means a business can be up and running faster providing more jobs for our citizens,” Goodyear Mayor Georgia Lord said in a statement. “We are excited to see the growth and new developments helping our community build a solid future for years to come.”
