The first phase of the project includes a 705,531-square-foot facility and 488,995-square-foot building, which equals over 1.25 million square-feet when combined into a single structure.
The partnership between Willmeng Construction and Lincoln Property Company dates back to 2001. With nearly two decades of experience working together, the team adds to the high caliber of industrial spaces already established in Glendale: Boeing, Microsoft, White Claw, XPO Logistics, UPS, REI, SubZero, Daimler-Benz, Red Bull, Ball Corp. and Aldi.
“It gives industrial users space that can be customized quickly from two buildings into one, allowing it to support multiple tenants or quickly adjust to support a single, major tenant requirement. It is an exceptional product in an exceptional location,” said Lincoln Property Company Executive Vice President, David Krumwiede.
At full build-out, Park303 is set to encompass 4.5 million square feet of Class A industrial space, significantly increasing the amount of rentable space in the West Valley. Designed by Butler Design Group, and developed by Lincoln Property Company, phase one is expected to be completed in the last quarter of 2020.
Features of Park303 Phase I will include 40-foot clear height, steel moment frame shear bracing, efficient LED lighting and 142 large clerestory glass windows to maximize natural light. The gated site provides full concrete truck courts, ample truck parking, private drives and fully amenitized outdoor spaces with covered canopies, seating and barbecues.
