Willmeng Takes Home Two Wins at Best of NAIOP

The Best of NAIOP event provided the industry with an opportunity to connect, reflect, and recognize outstanding work across Arizona. Willmeng was honored to take home awards in both Build-to-Suit (BTS) categories—proof of what’s possible when the right people, projects, and partnerships align.

Best of NAIOP Arizona

Sub-Zero was recognized as the best BTS over 500,000 SF, and Pima DC 1 earned the same award for BTS under 500,000 SF. These projects reflect a market shift toward high-performance industrial spaces designed around end-user needs. It’s a demanding space that is also growing quickly.

None of this happens without coordination and trust. We’re grateful for our teams, our trade partners, and our clients who contributed vision, speed, and resilience to both builds.

Sub-Zero:

Delivered in just over five months, this 600,000-square-foot facility for Sub-Zero Group Inc. required close coordination, constant adaptability, and a strong relationship with the City of Goodyear. The project included a warehouse, offices, and extensive sitework across 32 acres. A hybrid roof system, ultra-efficient HVAC units, and on-site concrete batching helped keep the schedule and quality aligned. Design changes, including a late-stage injection molding line, pushed the team to pivot quickly and recalibrate without losing momentum. The building supports Sub-Zero’s continued growth in the West Valley, bringing jobs and long-term investment to the area.

Pima DC 1:

This 300,000-square-foot industrial facility was tailored for a leading healthcare supply company and includes a 15,000-square-foot office, freezer and cooler space, along with multiple advanced systems—ASRS, conveyors, mezzanines, and OPEX platforms. The layout permits future expansion, providing the tenant with room to scale operations. Thoughtful design and planning support high-volume distribution needs without sacrificing long-term flexibility.


These wins highlight more than just square footage—they reflect the collaboration that starts early and carries through. Both projects required tight planning, real-time problem solving, and a shared commitment to getting it right without losing momentum. The teams behind Sub-Zero and Pima DC 1 maintained sharp communication and kept timelines on track from precon to closeout.
